Primary Problems
- Her trailer was not placed on a proper foundation so it is at the wrong elevation, no vaper seal, and the unstable ground is causing the two halves of the trailer to part company.
- Central AC is not working, and the duct is damaged perhaps by raccoons. It is currently a vector for rodents and pests.
- The kitchen stove runs on gas but there is no gas due to a gas leak in the trailer.
- The kitchen cabinets require repair.
- The hot water heater leaked, and there was no pan, there was water damage to the fiberboard floors in the master bathroom, bedroom, and closet.
- The trailer is Class One, old, and the roof requires replacement.
- There is inadequate storage.
- The building currently qualifies for condemnation but still looks good outside, nice location, visually appealing. It is however bulldozer bait in its current condition.
Options
- Ask the realtor to list the property for sale. Request value of property as-is, with trailer restored to good condition, without the trailer.
- Determine the cost of restoring the trailer.
- Determine the cost of removing the trailer.
- Determine the cost of building a second energy-efficient home in the backyard.
- Determine the cost of shipping containers for storage and moving
- Identify alternative locations
- Identify funding for a renovation loan, replacement construction loan, acquisition of a new home, or construction of a new home in a new location.
